What is a CP12?

The short version: A CP12 — properly the Landlord Gas Safety Record (LGSR) — is the certificate a Gas Safe registered engineer issues after the annual safety check of a rented property's gas appliances, flues and pipework. UK landlords must have this check done every 12 months and give tenants a copy within 28 days.

The detail

Why it's called a CP12

The name is a leftover from the CORGI days — form 'CP12' was CORGI Proforma 12. CORGI was replaced by the Gas Safe Register in 2009, but the trade never stopped saying CP12. If a landlord asks for one, they mean the annual Landlord Gas Safety Record.

What the check covers

The engineer inspects each gas appliance the landlord owns (boiler, hob, fire), the flues and the pipework: tightness test, burner pressure or gas rate, flue flow and termination, ventilation and safety devices. Appliances the tenant owns aren't the landlord's to certify — but the pipework serving them is.

The rules that bite

The check is due every 12 months under the Gas Safety (Installation and Use) Regulations 1998. Tenants get a copy within 28 days of the check (new tenants: before they move in), and records are kept for at least two years. Letting without a valid one is a criminal offence under those regulations — fines, and in the worst cases prison.

Where TradePA fits

Can TradePA do the CP12?

Yes. Photo the appliance data plate and it reads the make, model and flue off it, tap "all checks pass" on a clean one, sign on screen — issued, numbered, PDF done. Same house next year? Hit "Use it" and last year's copies over, dates aside. Then the money half: quote, invoice the agent with a card link, and forty-day payers on your overdue list with the reminder written.

Asked a lot

Fair questions.

How often does a CP12 need renewing?

Every 12 months. MOT-style rules let the check happen in the two months before the due date while keeping the original renewal date, so landlords don't lose days by renewing early.

Who can issue a CP12?

Only a Gas Safe registered engineer whose registration covers the appliance types being checked. The Gas Safe Register replaced CORGI in 2009.

Does a homeowner need a CP12?

No — it's a landlord duty. Homeowners are simply recommended an annual boiler service; there's no certificate requirement for your own home.
